SAFE 55+ communites

hello, my parents are thinking about relocating to boca raton/delray from staten island, ny we lived in tamarac (fort lauderdale area) from 2005-2012 and i thought it was HORRIBLE .. what are some safe affordable ($300,00ish) 55+ communities in boca? .. im going with boca because i hear it’s mostly safe .. fort lauderdale was full of ghetto people, homelessness and it’s too big i am trying to avoid all that. thank you.

edit: townhomes .. i know single family is not happening
