I've been dealing with a persistent leak in my townhome (in Hollywood) that shares a wall/roof with my neighbor. The roof is over 20 years old, and I'm considering a complete re-roof. However, I've run into a significant problem: 4 out of 5 roofing companies I contacted have refused to take on the job.
All of the companies that declined stated that with a shared roof structure, leaks are likely to recur even after re-roofing due to the nature of the shared construction.
Only one contractor agreed to do the work, promising to:
- Handle all communication with my neighbor
- Use a newer "peel and stick waterproof underlayment" material they claim is recently approved in Florida
- 10 years warranty on the waterproof
I'm skeptical since most professionals turned down the job. I've already spent nearly $5,000 on repairs over the past 5 years.
My questions:
- Is this "peel and stick" solution legitimate, or just a sales pitch?
- Should I involve the HOA to coordinate a proper fix for entire building?
- Would it be better to make temporary repairs and sell the property?
- Any other rabbit holes?
Any advice from those with experience in shared roof structures or similar HOA situations would be greatly appreciated!
