How is the neighborhood directly north of Sunset Place in South Miami? Why so much cheaper?

Curious if anyone has any input on the few blocks directly north of Sunset Place and downtown South Miami - roughly between 57th & 62nd Ave. It is right next to UM campus, close to the shops and restaurants of downtown south Miami, and somehow prices there are still reasonable ($600k-$800k). If you go just a few blocks to any other direction it becomes significantly more expensive. Any thoughts why?
